Welcome to the Chandler Crossing web site. We are a 348 home community located at the SE corner of Ray Road and 56th Street (turns into Priest) just East of I-10 in Chandler AZ. The property was developed by Elliot Homes in the time period from 1994-1996, and consists of single family dwellings ranging in size from 1200 to 3000 square feet in both single and two story styles.
The property is bounded on the East and West by greenbelt areas (common property) which are owned and maintained by the Home Owners Association (HOA). These areas serve as water retention basins and play/recreation areas (East side)/water retention and buffer zone to 56th Street traffic(west side). To the far East we are bounded by railroad tracks which are used on a very irregular basis to serve a lumber yard and warehouse facility to the south of us. The HOA includes basketball courts and two tennis courts which we share with our southern neighbor the Valley Christian High School(VCHS). In addition we have installed a children's play set with picnic table and benches in the south section of the East green area. To the North we are bounded by Ray Road and a small strip mall. Compared to most small HOA’s we have a rather large area of greenbelt with significant vegetation due primarily to the west side 56th Street buffer zone.
All services to the Association such as street and street light maintenance, refuse and recycle pickup, police and fire and are handled by the City of Chandler.
Chandler Crossing is governed by a HOA. The HOA Covenants and Rules (CC&R’s) and several other pertinent documents are located within this web site. The purpose of the HOA and the CC&R’s is basically twofold: 1. to provide a management system for taking care of the rather extensive common property---including landscaping, upkeep of block walls and the basketball and tennis courts and; 2. to provide enforcement of the CC&R’s which govern certain aspects of property usage and upkeep. The funding for the HOA comes from a yearly fee collected on a 6 mo. basis from each homeowner. The HOA Board consists of three homeowner members elected one per year at the annual homeowners meeting normally held in February of each year. The Board member positions are 100% voluntary & unpaid. The Board in turn employs a property management company to handle the day-to-day affairs of the HOA with the Board meeting every two months to supervise operations of the management company.
